$0 upfront. If your taxes come down we take a share of the first year's savings. If they don't, you owe nothing.

When we are allowed to bill you
This isn't our policy, it's the statute. Cal. Bus. & Prof. Code §17537.9(c), verbatim:
So: until your application is actually in the hands of the Assessor or the clerk of the appeals board, we may not even ask. That is why there is no payment step anywhere in the sign-up flow — not an oversight, a legal requirement.
What “actual tax savings” means
- Measured by the corrected tax bill or refund notice issued by the Auditor-Controller — never by our own estimate.
- Counted for that assessment year only. We don't bill on a multi-year total.
- Penalties and interest don't count.
- If the Assessor track reduces the value first, we use the figure that was enrolled. Nothing is billed twice.

The market splits into two models: full representation (a 20%–50% share, they file as your agent and appear at the hearing), and paperwork only ($39–$199 one-time, you file it yourself). We are built for the first — but until our Tax Agent Registration Number comes through, what we actually deliver is the second. See below.
We do not yet hold the LA County Code 2.165 Tax Agent Registration Number. Until we do, we don't sign and file as your agent: we hand you the valuation, the evidence packet, and completed RP-87 and AAB-100 forms, and you sign and file them. What we charge for that arrangement is something we settle with you first — we won't sell paperwork at a full-representation price.
You can always do this without us
The Assessor's decline-in-value review is free of charge, the form is public, and you can fill it out and mail it yourself. You can also file with the appeals board on your own for the county's $46. The law requires us to tell you this. We think you should know it anyway.
